How do I know if my house needs staging?
Ask yourself the following:
  1. When compared to a newer home do fixtures (lighting, plumbing, cabinetry, and flooring) in the home look tired or dated?
  2. Has the home been on the market for longer than the average home in your area?
  3. Is the home vacant or are the majority of the homes' contents such as non classic furnishings, accessories, worn out?
  4. Are there too many collectibles or personal items?
  5. Is there confusion or doubt about what the functionality of each room is?
  6. Are the best features hidden or lacking interest?
  7. Are negative aspects easily visible?
  8. Do furnishings and accessories provide a sense of clutter and lack of space?
  9. Do some rooms feel dull and lacking interest?
  10. Does the overall style reflect a unique sense of personal taste that might appeal to a limited range of buyers?
Answering yes to any of the above indicates an opportunity for improvement and would make a home worth staging.
 
Why should I pay someone to stage my home when I can do it myself?
Ask yourself:
  • Do I understand the buyer's mentality and what they are looking for?
  • Am I up to date on style trends and techniques to economically update the look?
  • Do I have the creative and marketing skills as well as the TIME to make the changes that add real value that sells?

What does home staging consist of?
First there is a consultation. A tour of your home is made to assess the strengths and weaknesses. Recommendations are made and we begin the process.
Once we are in action, the process of doing the actual work whether de cluttering, making suggestions for landscaping, carpet or paint begins. When we make our final touches, your home is ready to sell! You might even want to change your mind about moving!
 
What is the cost of a consultation?
Costs vary depending on the size and condition of the home, the number of rooms staged and if the home is vacant. For example a consultation can include:
  • A room by room tour to "see" what buyers will see.
  • Taking inventory of the homeowner's furnishings and accessories.
  • Preparing a report with a room by room inventory of suggested repairs, necessary cleaning, desired changes and purchases to serve as a "do it yourself plan" for the homeowner to complete if this is the desire
  • Taking measurements of windows and floor plan to support purchases or rental needs
  • Recommending changes to wall color, flooring, lighting, etc.
  • Obtaining samples or images and quotes for items to be purchased or rental items
  • Obtaining quotes for updates and repair work
 
What is the cost of a staging session for an occupied home?
Cost for staging an occupied home will vary depending on the work to be completed and the participation the homeowner will have in completing the work. We make every attempt to use the homeowner's possessions and keep costs to a minimum. The homeowner can choose to have us complete all of the recommended changes or simply assist them with completing those changes that they cannot complete on their own.
 
Does a vacant home have to be completely furnished?
No, however, we recommend that the most important rooms in the home be staged. Typically this will be a kitchen, main bath, living/family room, dinning room, master bedroom and bath. Eventually given enough time every house will sell. The question is for how much and how fast. Home Staging is the piece of the process that fits.
